Delivering a refined balance of performance, scale and contemporary aesthetics, the Brighton Le Sands Project exemplifies how considered façade solutions can elevate high-end residential design.
Positioned in a premium coastal setting, the project demanded expansive glazing, seamless indoor-outdoor connectivity, and uncompromised compliance outcomes.
Designed by DS17 and constructed by Belcorp Constructions, this high-end contemporary residence showcases clean architectural lines, generous openings and a strong emphasis on capturing natural light and views. The glazing package, fabricated by Magic Glass, plays a central role in defining the home’s visual identity while meeting essential performance requirements.
The design intent centred around a high-end contemporary aesthetic, with large-scale openings to maximise natural light and create uninterrupted sightlines to the surrounding environment. Achieving a refined, minimalist finish while maintaining performance across energy efficiency and compliance criteria was critical.
The Solution
To meet the project requirements, a suite of Alspec systems was specified, delivering both visual impact and technical performance:
- Hunter Evo 101.6mm & 150mm Sliding Doors
Engineered to support expansive openings, these systems provide structural strength while enabling smooth, large-span sliding applications. - ProGlide UltraFlat with Integrated Sills
Offering a flush threshold solution, ProGlide UltraFlat enhances accessibility and creates a seamless transition between indoor and outdoor spaces—ideal for contemporary residential design. - Altitude Sliding Windows
Complementing the door systems, these windows deliver clean sightlines and consistent performance across the façade. - Frame Finish: Black Onyx
The bold, architectural finish reinforces the home’s modern aesthetic, providing a striking contrast against surrounding materials. - Glass Specification: Acoustic Low E
Carefully selected to enhance thermal performance and reduce external noise, supporting both comfort and energy efficiency
Overcoming Challenges
A key challenge for this project was achieving expansive openings while maintaining compliance with BAL ratings and energy efficiency requirements.
The integration of large-span sliding systems required precise engineering to ensure:
- Structural integrity across wide openings
- Compliance with relevant performance standards
- Retention of uninterrupted views and natural light
By leveraging the strength and flexibility of the Hunter Evo and ProGlide systems, the project successfully balanced these competing demands—delivering open, connected living spaces without compromising on compliance or performance.
The Brighton Le Sands Project is a compelling example of how Alspec systems can support ambitious architectural visions. By enabling expansive glazing, seamless transitions and high-performance outcomes, the solution enhances both the liveability and aesthetics of the home—delivering a sophisticated, contemporary result tailored to its coastal setting.
