Coastal Living Reimagined at Broome St House, Cottesloe WA
Project Overview
Set within the coastal suburb of Cottesloe, the Broome St House is a finely crafted residence that explores the relationship between privacy, openness, and material expression. Designed by Philip Stejskal Architecture, the home is a layered response to its urban context, balancing robust exterior forms with warm, light-filled interiors.
The project was recognised by the Australian Institute of Architects for its nuanced spatial planning and inventive use of materials. Central to its success is the integration of Alspec’s aluminium systems, which support the architectural vision while delivering high-performance outcomes suited to Western Australia’s coastal climate.
Alspec Systems
To meet the design intent and performance requirements of the project, the following Alspec systems were specified:
- Provista Sashless Window System
Used to maximise unobstructed views and natural ventilation, Provista sashless windows offer a sleek, frameless aesthetic that complements the home’s minimalist detailing. - Swan Evo Hinged Door System
Installed for external access points, Swan Evo provides clean sightlines and durable performance. Its configuration supports both single and double door setups, contributing to the home’s flexible spatial flow. - McArthur Evo Centre Pocket Framing System
Selected for its strength and versatility, McArthur Evo was used for fixed and operable window configurations throughout the home, supporting large spans of glazing while maintaining thermal and acoustic performance.
All systems were fabricated by ZaZa Aluminium, ensuring precision installation and seamless integration with the architectural detailing.
Design Highlights
The Broome St House is defined by its interplay of solid and void, with carefully framed openings that capture light, views, and breezes. Internally, the home unfolds around a series of courtyards and transitional spaces, creating a sense of calm and retreat.
Alspec’s systems play a vital role in this composition. The Provista sashless windows allow uninterrupted sightlines and passive airflow, while Swan Evo doors and McArthur Evo framing support the home’s layered façade and internal transparency.
Construction & Collaboration
Assemble Building delivered the build with a focus on craftsmanship and detail, working closely with Philip Stejskal Architecture and ZaZa Aluminium to ensure the design vision was realised with precision and care.
The Broome St House is a compelling example of how architecture, materials, and collaboration can come together to create a home that is both expressive and enduring. Through the use of Alspec’s Provista, Swan Evo, and McArthur Evo systems, the project achieves a seamless blend of performance, elegance, and liveability – setting a benchmark for residential design in coastal Western Australia.
