LIV Anura represents a significant milestone for Mirvac as its first Build-to-Rent (BTR) asset in Queensland, delivered in partnership with the Queensland Government under the BTR Pilot Project.
Located just 3km from Brisbane CBD, this landmark development sits within the Mirvac Waterfront Masterplan in Newstead—a vibrant inner-city precinct known for its mix of residential, retail, and open spaces along the Brisbane River.
The project will deliver 396 premium rental apartments, including 99 affordable housing units, alongside 3,000m² of indoor and outdoor amenities such as a gym, pool, spa, media room, and co-working spaces. Ground-level retail spans 1,300m², enhancing the precinct’s lifestyle offering. Sustainability is central to the design, with LIV Anura targeting 5 Star Green Star Design & As-Built v1.3, 8.0 Star NatHERS, and 4 Star NABERS Water and Energy ratings.
Design Brief & Inspiration
The brief was to create a high-quality, sustainable residential building that supports Brisbane’s growing demand for rental housing while delivering exceptional amenity and environmental performance. The design needed to balance aesthetic appeal, durability, and energy efficiency, ensuring long-term value for residents and stakeholders.
