Bold design meets coastal heritage in a landmark mixed-use development.

Project Overview
Located on the iconic corner of Hall Street and Campbell Parade in Bondi Beach, directly opposite Revesis, Milk Bar is a striking new commercial and residential development that redefines beachfront architecture. Designed by Sydney-based architects Studio.SC and built by Trescon, the project blends contemporary elegance with heritage sensitivity, creating a standout presence in one of Australia’s most recognisable urban landscapes.

Architectural Vision & Challenges
Milk Bar is more than just a building; it’s a sculptural statement. The development features a brass-clad lobby that acts as a visual anchor, while a preserved 100-year-old heritage wall pays homage to the site’s rich history. This juxtaposition of old and new required meticulous planning and execution, with every trade on site challenged to deliver precision and craftsmanship.

Studio.SC’s design called for expansive glazing, seamless transitions between indoor and outdoor spaces, and robust systems capable of withstanding coastal conditions, all while maintaining a refined aesthetic. The result is a building that feels both grounded and elevated, with materials and forms that respond to Bondi’s vibrant energy.

Acoustic performance was a primary design consideration, particularly for the apartments facing Revesis. Given the site’s proximity to a bustling urban intersection, the integration of advanced acoustic solutions was essential to ensure a tranquil living environment. This included the use of high-performance glazing systems and strategic material selections that mitigate external noise, enhancing the overall livability and comfort of the residences.

Alspec Systems in Focus
To meet the project’s demanding performance and design criteria, a suite of Alspec systems were chosen to deliver on both functionality and form:

  • ProGlide High Performance Sliding Door: Used to create wide, uninterrupted openings that connect interior spaces with Bondi’s beachside views, offering smooth operation and high wind resistance.
  • Hunter Evo 101.6mm Framing System: Provided structural integrity and design flexibility for large glazed areas, supporting the building’s bold façade.
  • Hawkesbury Multi-Fold Doors: Enabled dynamic spatial configurations, allowing residents and tenants to open up or enclose areas as needed.
  • 50mm Commercial Awning Windows: Offered controlled ventilation and clean lines, complementing the building’s minimalist detailing.
  • Swan Evo Hinged Doors: Delivered durability and style for high-traffic entryways, including the feature brass-clad lobby.

Outcome
Milk Bar stands as a testament to what’s possible when design ambition meets technical excellence. It’s a building that respects its past, embraces its future, and elevates the everyday experience of those who live and work within it.
